7 land documents to check before you buy
A simple checklist of the papers that prove who owns a piece of land and whether it is free to sell.
- Title deed of the current owner.
- Previous deeds (baya dolil) showing the chain of ownership.
- Khatian records (CS, SA, RS and the latest BS).
- Mutation (namjari) and DCR in the seller's name.
- Up-to-date land tax receipt (khajna dakhila).
- Mouza map to match the plot on the ground.
- Non-encumbrance certificate showing the land is not mortgaged.
For a building, also ask for the approved building plan from the relevant authority. If anything is unclear, take a lawyer's advice before you sign.
