Buying a flat land share: what to know before you book
How a land share works, which papers to see and the questions to ask before you pay any booking money.
Buying a flat through a land share lets you own part of the land under your future home from the start. It is also a long commitment, so a few checks make all the difference.
1. Know your exact share
Ask for the total land of the tower, the number of units and your share in decimal. The number should be written in your agreement.
2. See the land documents
Look at the deed, the latest khatian, mutation and the land tax receipt. A trustworthy developer will show them before you pay.
3. Understand the building plan
Check the number of floors, units per floor, lifts and parking, and the floor and size of your flat.
4. Get the payment schedule in writing
Booking money, installments and what happens if a payment is late should all be clear on paper.
At Makka Builders we walk every customer through these points before booking. Visit our office or send an inquiry to see the documents of any tower.
